The original headquarters of eBay, Campbell is now a relaxed residential city with a population of 41,000.
Beginning as orchard land, the city slowly grew to become a desirable bedroom community to Santa Clara and San Francisco. It was not until 1952 that Campbell was officially incorporated as a city. Early in its history, President Roosevelt planted a redwood tree on the grounds of the old high school. The tree still stands strong.
Using 2014 population statistics, 67% of residents are white, 3% are African American, and 18.4% are Hispanic or Latino. Of the 16,163 households, 30% have children under the age of 18.

The median age in 2010 was a young 35 years old. Those 18 and under made up 21% of the population, 32% were age 25-44 and 27.6% were age 45-64. Senior citizens, 65+ years of age, comprise just over 11% of the population.

59% of residents are families, with an average family size of 3.05. Family income averaged $78,663 in 2010 dollars, with a per capita income of $34,441. 48% of adults have a college degree.

With an area of nearly 6 square miles and a population density of 2,879.7 per square mile, the city is experiencing about 5% population growth per decade. Overcrowding is not a problem, unlike most cities in this part of California.

Some of the measured area is over water – 1.4%. This accounts for the many “perc ponds” along Los Gatos Creek Park, and other large creeks in the city. Both Los Gatos Creek Park and John D. Morgan Park are celebrated for naturalized walking and cycling trails.

Because Campbell is a residential city, there are no industries for employment. Among the top five employers are Fry’s Electronics, Home Depot and Whole Foods.
The real estate market is excellent and growing. In 2010, there were 16,950 housing units, with 50% rentals. Typically, homes measure 1,000-1,600 square feet, with a few scattered neighborhoods of new and large homes averaging 3,500 square feet.

As of March 2016, 26 single-family homes, condos and townhomes were available for sale within the city limits, along with 55 single-family homes and apartments for rent. The average home value is $1,078,000 and average rent is just $2,957 (not including multiple choices in apartment communities).

Known for excellent schools, the “perfect” average high temperature of 71 degrees, and easy commutes, Campbell is truly a gem in California’s Silicon Valley.
