Each application is screened for credit history, leasing history, income verification, and criminal history. We are looking for a lease start date as close to the property availability date as possible, so your desired lease start date is also a determining factor.



In order to process your application, we need you to provide us the following 6 items:

1.) Completed Application: We must have a separate completed application for anyone 18+ that will be living at the property. Please make sure to complete all fields as we only process fully completed applications.

2). A copy of a valid photo ID for each adult who is applying

3.) Proof of income for all applicants – Applicants must make a combined minimum (3x) three times the monthly rent in gross income as a household, to be considered. Applicants must provide verification of legal income sufficient to meet the rent to income ratio. Examples of verification include, 30 days (1 months) most recent pay stubs, payroll print out from employer to include 1 months of activity, previous year’s personal tax return (if self-employed), proof of government income (such as Social Security, or disability payments), proof of retirement income, proof of spousal and/or child support, or any other legal, verifiable income.

4.) Completed pet screening (If you do not have a pet, please open the link and select “No Pets or Animals”

5.) Pet picture must be attached to the application. Pet deposit fee is $500, and a monthly pet fee of $75

6.) $60 non-refundable screening fee per application (This fee is payable online during the application process)


All adults 18 years of age or older who will reside at the Property must complete, sign, and pay for a separate application. Applications will not be considered complete nor reviewed until every Applicant 18 years of age older who will be living at the Property has completed, signed, provided all required documents and paid for a separate application.


All Applicants must provide a valid government-issued photo identification. All Applicants must also provide a valid Social Security Number, Individual Taxpayer Identification Number (ITIN), Employment Identification Number (EIN), or 1-94 for verification purposes. Non-U.S. Citizens must be able to provide documentation of U.S. Immigration to verify legal residency in the United States as of the effective date of the lease agreement.


All applicants must provide proof of income. An applicant may be denied if the combined gross monthly income of all persons living at the Property is less than (3x) three times the monthly rental rate of the Property. Applicants that do not meet the above income requirement may be given the option to pay multiple months of rent in advance, to pay a higher security deposit, or a combination thereof.

· Gross monthly income must equal three (3) times the monthly rent.

· Each working applicant must provide
the 2 most recent paycheck stubs.

· Self-employed applicants will require
proof of income from 2 years’ tax returns. Unfortunately, we don’t accept bank
statements as proof of income.

· Some form of verifiable income will
be required for unemployed applicants unless other applicants make 3x income as
monthly rent.


Credit status will be checked via the appropriate Credit Bureau. A credit score less than 650 may result in denial. Any bankruptcy must have been discharged at least 6 months prior to the date of application, otherwise the application may be denied.

· 650+ credit score is required.

· Outstanding bad debts reported on
credit reports which are more than $1,000 but less than $10,000 will require an
additional one month’s rent.

· Outstanding bad debts reported on credit reports over $10,000 will result in denial.

· Excessive collections reported (5 or more)
will result in denial.

· Outstanding debt to property
management or Landlord will result in denial.

· Any applicant with a bankruptcy not
showing as discharged is denied until shown otherwise.

· After a bankruptcy has been
discharged, applicants must show six (6) months of positive established credit
or have co-signer.

· Applicants with no credit history
must provide six (6) months employment history.


Applicants must provide the address, dates of tenancy for the previous two years, along with the respective Landlord’s phone number and/or email address. An application will most likely be denied if there are any previous evictions on record, defaults in lease agreements, multiple non-sufficient funds, multiple late rental payments, or outstanding balances owed to a landlord. Keyrenter reserves the right to deny an application if, after making a good faith effort, Keyrenter is unable to verify the Applicant’s rental history.

· Two year of verifiable residence history from a third-party landlord required. (Unless the previous residence was owned by the applicant, in which case, proof of sale is required.)

· Four (4) or more three-day notices or late fees within a 12-month period will result in denial.

· Two (2) or more NSF payments within a 12-month period will result in denial.

· Rental history reflecting any pending unpaid past due rent will result in denial.
